Overview

Overview

Grove Street is not an interior — it is a neighbourhood. The whole block in Davis rebuilt from the ground up: a reworked exterior, seven original MLO interiors behind seven doors, 36 rooms, and a graffiti layer that changes hands when the gang war does. All of it inside 40.8 MB.

On the outside. Grove Street has been reworked and retextured with new working LODs and SLODs, so the block holds together from a distance instead of dissolving into flat boxes the moment you drive away. The ground was remodelled with four-layer blended terrain textures, the houses and detail meshes rebuilt, and new emissive details added so the street actually reads at night. The OG House exterior was remodelled from scratch. On top of that sits a new parking area, courtyard walls, window grates, ground decals, custom garage doors with their own sounds, 23 custom graffiti pieces spread across the neighbourhood, and over 600 exterior props.

Behind the doors. Seven MLO interiors, 36 rooms, 74 portals and more than 1,800 placed props. The OG House runs seven rooms over multiple floors — a large living room, upstairs rooms, a man cave covered in graffiti, and an underground basement for storage. Villa 1 holds nine rooms, including kitchen, bathroom, bedroom, two downstairs rooms set up as a gym and a mechanic shop, and a private garage. Villa 2 holds eight, including two basement rooms, one of them a weed room. Villas 3 and 4 run five rooms each — entrance, bathroom, back room and a basement built for the kind of conversation nobody walks away from. Villa 4 also carries the grow room proper, with pallets, ventilation and its own wall and floor finishes. The second garage is a tattoo studio with dedicated lighting, graffiti and frames.

Furnished, not decorated. Every interior is fully fitted out: custom kitchens and bathrooms, a fireplace, wardrobe, curtains, rugs, shelves and lamps, plus six custom posters. The detail goes down to light switches, sockets, an air conditioner, a heater and an alarm panel — the things players notice precisely because nobody usually bothers to model them.

The block changes hands. The gang graffiti sets are swappable and customizable between Families, Ballas and Vagos. When your server’s turf war resolves, the street can flip colours without a map update, which makes Grove Street something you can run a storyline through rather than a fixed set piece.

What you can run here. The room list is a job list. Villa 1’s downstairs doubles as a gym and a mechanic shop, so the crew has somewhere to train and somewhere to cut up a car. The tattoo studio garage is a business a player can actually hold. Villa 2 and Villa 4 cover the production side, and the OG House basement covers storage. Four separate villas with their own front doors means four families, four stash houses or four rival sets on one street — and every one of them has a basement the police have to find first.

The craft underneath. Custom normal and specular mapped materials throughout, with parallax, emissive and reflective glass shaders. A custom lighting system with dedicated light rigs for every room, backed by five custom timecycles — house, basement, garage, man cave and tattoo studio — assigned room by room, so the basement feels like a basement and the studio feels lit. Custom LOD lights and distant lights carry the street at range. A custom occlusion map built from 104 box occluders and 10 occlusion models keeps the renderer from drawing seven interiors at once. Custom collisions are shipped for every interior and for the whole exterior, and the garage doors have their own sounds.

Framework support. Ships standalone. Optional bridge configs are included for ESX and QBCore. Target zones use ox_target or qb-target when present, falling back to a raycast prompt otherwise.

Installation. Grove Street does not need the mapdata companion. Drop the folder into resources/, add ensure fiv3devs_grove to server.cfg, and restart.

05Frequently asked questions

Frequently asked questions

01 Is Grove Street compatible with QBCore and ESX?

Yes. Grove Street ships standalone and works on any FiveM server, with optional bridge configs for QBCore and ESX Legacy. Target zones are created through ox_target or qb-target when either is present, and fall back to a raycast-based prompt on servers without them.

02 Does Grove Street need the Mapdata companion resource?

No. Grove Street is one of the releases that does not depend on `fiv3devs_mapdata` — a single `ensure fiv3devs_grove` in your `server.cfg` is the whole install. If you already run the companion for our other MLOs, leaving it loaded changes nothing here.

03 How many interiors and rooms does it include?

Seven original MLO interiors — the OG House, four villas and two garages — holding 36 rooms between them, tied together by 74 portals and more than 1,800 placed props. The OG House alone spans seven rooms over multiple floors, including a graffiti-covered man cave and an underground basement.

04 Can I change which gang controls the neighbourhood?

Yes. The graffiti sets are swappable and customizable between Families, Ballas and Vagos, so the block can change hands as your server's story moves without a map update. There are 23 custom graffiti pieces across the neighbourhood plus the interior work in the man cave and tattoo studio.

05 What's the streaming memory footprint?

Approximately 40.8 MB for the full neighbourhood — exterior rework, seven interiors and all the propping. The exterior ships with new working LODs and SLODs, custom LOD and distant lights, and a custom occlusion map built from 104 box occluders and 10 occlusion models.

06 Does it replace the vanilla Grove Street?

Yes. The exterior is reworked and retextured with remodelled ground, houses and detail meshes, so any other resource that also edits Grove Street or its LODs will conflict. Custom collisions are shipped for every interior and for the whole exterior.

07 Are the weed room and the torture rooms scripted?

They ship as fully built and propped spaces rather than bundled minigames — the weed grow room in Villa 4 comes with pallets, ventilation and its own wall and floor finishes, and the villas each have a basement room ready for interrogation roleplay. Point whatever drug, jail or gang scripts you already run at them.

08 Which FiveM artifact is required?

Tested against the current FiveM artifact. FiveM Enhanced is not supported yet.

09 How do I install Grove Street?

After purchase, download the ZIP from your CFX portal at portal.cfx.re, extract the folder into your server's `resources/` directory, and add `ensure fiv3devs_grove` to your `server.cfg`. Restart the server and you're live. Detailed instructions are bundled in the README.
